Stavros was such a huge help to us in finding our short-term rental in South Beach--even with limited time and our narrow set of specifications. Taking the plunge and deciding to find a condo in Miami Beach was a daunting task, especially since we were remote, and doing most everything sight-unseen. However, working with Stavros made the entire process a breeze. From the start, he took the time to find out exactly what we wanted, gave us really great advice on what to look for and what to avoid, and set up custom searches for us in his real estate portal. When we were in town on a few occasions, he drove us around and walked us through several neighborhoods, just so we could get a feeling of the different areas around Miami Beach. From there, every time we saw something of interest in the real estate portal, he immediately contacted the listing agent to get more information. Without his guidance, we definitely would have made some mis-steps, and not be as thrilled as we are with our new place. He did an excellent job of detailing out what we needed to prepare, questions to ask, following up with the listing agent, documenting everything, and making sure we were covered with every aspect of the process. He’s an excellent resource of information for everything related to the island; where to eat, where to go out, shopping, avoiding traffic, local attractions, day trip excursions, you name it. I now feel right at home in Miami Beach, thanks to Stavros. He’s more than just a Realtor, and I cannot recommend him highly enough.

I can't recommend Stavros highly enough. I relocated from LA to Miami with a short timeline. He quickly found a group of properties for rent that met my search criteria. Because he was out of town during the short window that I had available to view the properties, he connected me to his associate Ana who was fantastic!  The first condo that we looked at was a winner and Ana had the lease negotiated very quickly. Stavros is a really great and hard-working realtor in Miami. He’s always quick to respond to phone calls and texts and he knows the area very well. In addition, he’s very honest and will always let you know the negatives of a place, as well as the positives. Stavros is always looking out for his clients’ best interests - when things went pretty badly during my search (due to other terrible realtors in the Miami area), Stavros worked extremely hard to make sure I didn’t lose the condo I had signed the lease on. Even when I thought I was going to lose my condo and would not be able to come down till Miami until my move-in day, I trusted Stavros to find a condo for me as I was confident he knew what I wanted and would find a good place. Between what I saw while apartment hunting and what I’ve heard from friends down here, a lot of Miami realtors are horrifying, but Stavros is way above the rest of them.

Stavros is a voracious reader about anything that has to do with the Miami real estate market. In a trade magazine he learned of a Florida law that stipulates that condominiums cannot charge in excess of $100 for a renter or a new owner to apply to live in the building or transfer a property. The revelation was shocking because most condo associations in Miami-Dade county charge well in excess of the $100 legal limit. Stavros compiled copious research on condo application & transfer fees from the MLS and took the damning evidence to the Miami Herald, who did a full investigation of the widespread problem and published an article that rocked the Florida real estate market. Lawyers are lining up to file class actions at what is likely to be hundreds of condos. The action will please condo purchasers in luxury condominiums, but the biggest impact it will likely have is on low-income families that are applying to rent and buy condos throughout Florida. In reference to my search for a condo in Miami Beach, Stavros was amazing. He particularly excels at research and negotiation. I set an extreme goal with Stavros to negotiate the sellers asking price down by 20%. I never expected him to get there but he did! Hint: Stavros writes the most comprehensive real estate blog in Miami!

I began the process of trying to find a short-term apartment in Miami by using Craigslist. Turns out it was FULL of scams! So I turned to licensed realtor in order to feel safe about the transaction. I couldn't have been luckier to find Stavros. I was looking for a 3 month lease but the way he treated me, you'd think I was buying a multi-million dollar home! He was incredibly responsive to my emails, calls, and texts, day or night. He made time to spend an entire day with my wife and I (on OUR schedule) looking at multiple units. We had numerous hiccups with apartments that fell through for various reasons but he never gave up or let us become frustrated. I can’t say enough about the service I received from Stavros.  Before consulting him I thought I’d be lucky just to break even on the sale of my unit. Stavros came to my home and inspected it, and what I got was a real, honest assessment of what needed to be spruced up in order to command a top price for the unit.  He looked at the home through a buyer’s eye, something I needed and appreciated.  He then conducted an efficient, targeted search of the relevant comparables in my neighborhood and advised me to list my property for 20% higher than I originally intended to.  He then proceeded to personally take amazing photographs of my unit that really showed off the positive attributes of the home. He handled everything from start to finish.  He made me feel like I was his one and only client by responding quickly to any calls or emails and I was never left wondering what was going on.  The end result was that the condo sold quicker than I ever would have imagined, netting me an additional 20% return on the sale!  I would absolutely recommend Stavros to anyone looking to buy or sell their home.
