300 Collins Miami Beach is the newest luxury condominium development in the highly sought-after ‘South of Fifth’ neighborhood of Miami Beach. As my clients and readers are well aware, I am a huge fan of low-key, well-designed, unobtrusive, and ‘earthy’ developments, and 300 Collins Miami Beach is exactly that. From the outside, this beautiful property has a similar feel to many of the others that I have showcased on my website such as Louver House, Palau Sunset Harbour, and Marea. You can thank one of New York City’s hottest designers for this beautiful result; Thomas Juul Hansen.  Juul-Hansen received a bachelor of architecture degree from the University of Miami and a master of architecture from Harvard University Graduate School of Design and then went on to work at the firm of my favorite architect of all-time; Richard Meier. Anyone who has worked under Meier has my total respect.

Palau Sunset Harbour was planned in the style of ‘New Urbanism’, showing that a property can be open and accessible from all angles; with retail on the ground levels and residential units above. Kobi-Karp, the architects for Palau Sunset Harbour, have shed the pastiche skin that many other new-urbanist projects have suffered from; opting for a minimalist approach rather than a questionable period revival. Living at Palau Sunset Harbour allows you to enjoy an automobile-free lifestyle where you can walk and bike anywhere you need to go.  With a floating rooftop pool, amazing landscape design by Raymond Jungles, boat slips at your back door, and the most walkable neighborhood in all of Miami, Palau Sunset Harbour offers it all to modern city-dwellers.

New construction in the South of Fifth neighborhood of Miami Beach has been moving ahead at a rapid pace in 2015, with numerous projects underway and available land diminishing fast. The most recent project is the gorgeous Louver HouseLouver House Miami Beach is a boutique property boasting only 12 premium residences. Every unit in Louver House is 3 bedrooms and 2000+ square feet plus outdoor living spaces ranging from 496-793 square feet. Interior condos at Louver House South Beach start at $2.08 million and the corner units start at $2.8 million. The Louver House Miami Beach penthouses will be available for $3 million plus. Louver House South Beach is designed by Rene Gonzalez who I very much appreciate.  His designs are very natural and comfortable; unlike the cold and uninviting buildings that many other architects design for Miami. He has designed many of my favorite Miami buildings. He’s on my short list of architects to hire for any project in Miami.

One Thousand Museum is located in downtown Miami and is officially the first skyscraper in the entire Western Hemisphere to be designed by the world-famous architect, Zaha Hadid. One Thousand Museum has a stunning concrete exoskeleton that is unlike anything else on earth, and once completed in 2016 will likely be one of the most famous buildings ever built in Miami. One Thousand Museum is 62 stories tall with 83 condominiums (half-floor and full-floor residences, duplex townhouses, and a single duplex penthouse) that range from 5,400-11,000 square feet.  Condo units at One Thousand Museum cost between $5 and $15 million. One Thousand Museum amenities include a private rooftop helipad, Sky lounge, Concierge, Valet parking, Sunrise and sunset pools located on the 8th floor, Indoor recreation deck & sun deck on the 60th floor, Scenic glass elevator, Full service spa & fitness center and on-site security personnel.

Faena Versailles Contemporary

Faena-Versailles-ContemporaryFaena Versailles Contemporary luxury residences is a 16-story direct-waterfront condominium residence building designed by architect Brandon Haw, located in Miami Beach at 3401 Collins Ave Miami Beach, FL 33140.  Faena Versailles Contemporary has 10’6” ceilings, terrazzo floors, white lacquer custom Italian kitchens with quartz countertops and stainless steel appliances, bathrooms with custom marble flooring and designer fixtures and large balconies with breathtaking waterfront views of the Atlantic Ocean and the glorious beaches of Miami Beach. Faena Versailles Contemporary will have two 8200 square foot complete-floor penthouses that feature panoramic ocean and city views. The top-floor penthouse will have a private elevator, a rooftop pool with 3 terraces and an infinity-edge pool overlooking the ocean.

Ten Museum Park is a residential condo tower in downtown Miami. Ten Museum Park forms part of “the Biscayne Wall”, a series of skyscrapers that are visible from Biscayne Bay. Ten Museum Park was designed by Oppenheim Architecture + Design and was completed in 2007. It’s 585 feet (178m) tall, and has 50 floors. It contains 20,000 square feet (1,858 m²) of Class A office and retail space on the lower floors, and residential condos on the upper floors. While Ten Museum Park appears to be a typical skyscraper with identical floors, the condo levels are actually quite varied. The east-facing condos are interlocking lofts, providing each unit with an eastern view and either a north or south-facing view as well. Lower level west-facing condos are shallow units with large walls of glass. Upper levels of the building have either double-height condos or three-floor loft condos. Some condo units even feature independent soaking pools!

Apogee South Beach is a residential condo tower located in the “South of Fifth” or South Pointe area of Miami Beach. Apogee is one of the most exclusive buildings in all of Miami, with ultra-luxury condos ranging from 4,000 to 6,500 square feet. Apogee was designed by Sieger Suarez Architectural Partnership. The Apogee common areas were designed by Yabu Pushelberg. Apogee has 67 units, (only 4 per floor), but many of them were combined into massive, sprawling residences, larger than most private homes in Miami. Apogee was conceived by Jorge Perez and the Related Group, the company responsible for other well-known projects in Miami such as, Icon South Beach, Murano Grande, Ocean I, II and III, and many others. Apogee is not only one of the nicest buildings in all of Miami, but is likely one of the most luxurious condominiums in the United States.
